Your Property Manager will:
- Provide you with a realistic rental appraisal based on current market trends.
- Carry out all reference checks, including National Tenancy Database, previous landlord/agent and employers and assist you in tenant selection.
- Collect, lodge and release bond payments through the Residential Tenancies Bond Authority (RTBA).
- Prepare lease documents in accordance with the Residential Tenancies Act 1997 (RTA 1997) which can be viewed at www.consumer.vic.gov.au.
- Complete a condition report with photos at the commencement of each tenancy.
- Personally meet ingoing tenant for handover process, including tenant pack with Body Corporate Rules.
- Carry out a routine inspection and provide you with a written report.
- Deal with all aspects of maintenance in a timely fashion and you informed at all times of any urgent and non-urgent repairs.
- Prepare an outgoing inspection report at the conclusion of the lease agreement.
- Attend Victorian Civil & Administrative Tribunal (VCAT) hearings on your behalf if a dispute arises.
- Market property for re-letting immediately
upon receipt of notice to vacate by the tenant.
